Goldstream 330 is a 119‑unit BC Housing project and the first six‑storey multifamily passive building of its size completed in British Columbia.
This project required advanced building‑envelope solutions, including what was, at the time, the most current thermally broken passive rainscreen system on the market. Faced with significant schedule delays and challenging weather conditions, Brytar came onto the project mid-build to implement a creative prefabrication strategy that kept the project moving while maintaining strict airtightness requirements.
Project Overview
Goldstream 330 was a large‑scale affordable housing development delivered for BC Housing, comprising over 100 residential units across six storeys. As the first multifamily passive building of its size in the province, the project demanded a high level of technical precision and coordination, particularly in the execution of the building envelope and airtightness strategy.
Originally scheduled for an earlier completion, the project experienced delays that pushed critical exterior work into the rainy season of Spring 2020, creating a significant risk to schedule, quality, and water‑tightness. To overcome this, Brytar proposed and executed an alternative approach; we prepped prefabricated panels off‑site in Langley before shipping them to Vancouver Island. The Brytar team completed critical prep work inside the dry, controlled facility immediately after the panels came off the assembly line to avoid exposure to weather.
The building incorporated a thermally broken passive rainscreen system, representing leading‑edge technology at the time. Brytar’s proactive planning and creative problem‑solving ensured the system was installed correctly and efficiently, despite the compressed schedule. The building successfully met final airtightness testing requirements in March 2021 for a May 2021 occupancy, validating both the design intent and the execution.
Goldstream 330 stands as a defining example of Brytar’s ability to manage complexity, adapt under pressure, and deliver technically demanding projects through innovative thinking and disciplined execution.
